Full profile

Delay analysis under Saudi contracts

Saudi projects run under FIDIC-based contracts, developer forms and government contracts under the Government Tenders and Procurement Law (GTPL). The Civil Transactions Law, in force since December 2023, now sets out general contract rules in one code. The delay analysis has to fit the contract’s notice and claim procedure, and the approved programme, before it fits any method.

Methods we use

  • Time impact analysis for live EOT requests, in the latest approved P6 update
  • Windows analysis using the monthly updates, for claims after the event
  • As-planned versus as-built where updates were not kept
  • Concurrency assessment where both parties caused delay in the same period
  • Disruption analysis where the issue is lost productivity rather than lost time

What you receive

  • A delay analysis report with the method, the critical path in each window and the delay per event
  • P6 files and a chronology that the PMC or Engineer can reproduce
  • A review of notices and particulars against the contract periods
  • An assessment of delay penalty or liquidated damages exposure
  • The prolongation periods that drive the cost claim

Your first conversation

What we cover

A free 30-minute call. We look at your contract (FIDIC, a developer form or a GTPL contract) and its notice clauses, the approved programme and updates, the delay events, and what the PMC or Engineer has asked for.

What to share first

A short description and your next deadline are enough. If you like, name the contract form and the latest approved programme update. You do not need to send contract documents before the call.

Scope and fee

After the call we agree which documents we need. Once we have reviewed them, we confirm the scope and fee in writing before any work starts.

Send a short brief

No meeting needed. Give us your work email and two sentences about the issue. Please do not attach contract documents at this stage.

Ahmed Elsayed replies within 1 working day (Sunday to Thursday, Riyadh time). Your brief goes only to the Solvix sales inbox. If we go on to work together, we sign an NDA and then send you a private shared folder for the contract documents.

    Programme first

Many Saudi clients will not assess delay without an approved baseline and current updates. If yours is not approved, we fix it first. See P6 baseline programmes for Saudi projects.

    If it becomes a dispute

We keep the analysis consistent through to SCCA arbitration or the courts. See expert witness services in Saudi Arabia.
