Time Impact Analysis Consultants

We prepare time impact analyses that owners and contracting officers can check, for changes, differing site conditions and owner delays on US projects. Talk to us if you have:

  • a change or delay that needs a time extension request
  • an owner asking for a TIA before it will grant time
  • a TIA that the owner has rejected

Or call +1 561 343 8260 or message us on WhatsApp.

Full profile

What a time impact analysis shows

A time impact analysis inserts a fragnet for the delay event into the schedule update in force just before the event, and measures the change to the completion date. AACE International Recommended Practice 52R-06 describes the method, and many federal and transit specifications require it for time extension requests.

How we prepare a TIA

  • Choose the right schedule update: the last accepted update before the event
  • Build the fragnet: the new or changed activities, durations and logic, with the source of each
  • Run the analysis and compare completion dates and float before and after
  • Check concurrency: contractor delays in the same window
  • Write the narrative: what happened, when, why it is excusable, and the time requested
  • Package the request with the native schedule files the owner needs to reproduce it

Common reasons TIAs are rejected

  • The fragnet is inserted into the wrong update, or the update itself was never accepted
  • Durations in the fragnet are not supported by records or the change scope
  • The analysis ignores contractor delay in the same period
  • Notice was late under the contract’s changes or delay clauses
  • The owner cannot reproduce the result from the files provided

Your first conversation

What we cover

A free 30-minute call. We look at the contract’s changes and time extension clauses, the scheduling specification, the delay event, the last accepted update, and what the owner has asked for.

What to share first

A short description and your next deadline are enough. If you like, name the owner or agency and describe the change or delay event. You do not need to send contract documents before the call.

Scope and fee

After the call we agree which documents we need. Once we have reviewed them, we confirm the scope and fee in writing before any work starts.

Send a short brief

No meeting needed. Give us your work email and two sentences about the issue. Please do not attach contract documents at this stage.

Ahmed Elsayed replies within 1 working day (Monday to Friday, US Eastern time). Your brief goes only to the Solvix sales inbox. If we go on to work together, we sign an NDA and then send you a private shared folder for the contract documents.

When the TIA is not enough

If time is refused or the costs are large, the TIA becomes part of an REA or claim. See REA and delay claim consultants and, if the schedule needs fixing first, CPM scheduling services.
